A Wave of New Development

When the southern section of SH 130 opened in 2012, the corridor was largely rural. Since then, Austin has expanded rapidly to the southeast, while San Antonio has pushed north. This growth has helped make the SH 130 corridor a prime strategic location for accessing both cities, spurring major residential, commercial and industrial development.

From manufacturers to distribution hubs, businesses are looking for affordable land, accessible transportation routes and proximity to a growing workforce and customer base. The opening of the $1 billion Tesla Gigafactory along the northern half of SH 130 significantly accelerated this trend. Multiple logistics centers are under construction and beginning to open along the corridor, including the 75-acre Lockhart Industrial Park and the Lone Star Logistics Park anchored by Related Fund Management. Other recently announced developments include a new HEB site, Holiday Inn, Ziegenfelder Twin Pops and Factory Builders Stores.

While TxDOT is investing billions to expand I-35, long-term growth projections make it clear that I-35 alone cannot meet the region’s future transportation needs.

As demand increases, SH 130 will continue to be a valuable asset in Central Texas’ transportation network, particularly in Caldwell and Guadalupe counties.
